An inspection tells you what you actually have, what condition it is in, and what it needs next.
Plenty of New Zealand property owners inherit a septic system with no plans, no service history and no idea where the tank even is. An inspection resolves that. It locates the tank and disposal field, identifies the system type, assesses condition, and produces a written picture of what you are working with.
Inspections are also the sensible first step whenever behaviour changes and the cause is not obvious — intermittent smells, damp ground, an alarm that trips occasionally, or drains that have gradually slowed over a season.
Where the tank has not been emptied recently, the inspection is often more useful with the tank pumped first, because baffles, tees and wall condition can only be judged properly when empty.
An inspection typically records
- System type and approximate age
- Tank location, size and construction
- Sludge and scum levels
- Condition of tees, baffles, filters and lids
- Pump, float and alarm operation
- Disposal field type, extent and condition
- Recommended remedial work and priorities
Bring an inspection forward if
- You have recently purchased the property
- There are no records of the system at all
- Ground over the field is soft or unusually green
- You are planning to add bedrooms or occupants
- Council has asked for evidence of maintenance
Frequently asked questions
- Can an inspection tell me if my drain field is failing?
- It can identify strong indicators — ponding, saturated soil, effluent surfacing, backed-up distribution — but a full assessment of field capacity sometimes needs further testing over time. A provider will tell you what they can and cannot confirm from a single visit.
- Do I get a written report?
- Report format varies by provider. Ask when they confirm the job, especially if you need documentation for council, insurance or a property sale.
